These terms are an agreement between you and Sembhi Real Estate LLC ("we", "us", "our"), a Wisconsin limited liability company based in Beloit, Wisconsin, about your use of sembhirealestate.com (the "site"). By using the site or sending us the form, you accept these terms. If you do not agree, please do not use the site; you can still call us at (608) 713-1943.

1. What the site is for

The site does one thing: it lets a property owner, or someone authorized to act for the owner, ask us for a cash offer on a house. Everything else on the site is information about how we work.

2. An offer is a conversation, not a contract

• Sending the form, talking to us, or receiving a number from us does not obligate you to sell or us to buy.
• Nothing is binding on either side until both sides sign a written purchase agreement.
• Any offer we make depends on seeing the property and may change after an inspection, a title search, or new information about the house, its liens or its occupants.
• We may decline to make an offer on any property for any lawful reason.

3. Not legal, tax or financial advice

Nothing on this site is legal, tax, financial or real-estate brokerage advice, and using the site does not create an agency, fiduciary or advisory relationship. Selling a house is a big decision. We encourage you to talk to your own attorney, accountant or advisor, especially if the property is in foreclosure, probate, bankruptcy or a divorce. We will never discourage you from doing so.

4. Timelines and claims on the site

Statements such as "within 24 hours" and "two weeks or less" describe what usually happens and what we aim for. They are not guarantees for every situation; closing dates depend on title, lenders, occupants and the county, and we will tell you honestly when something will take longer. Photos on the site are of real properties Harris Sembhi has walked through or worked on, except where a photo is clearly an illustration or a general street scene.

5. Reviews

Reviews on the site are from real people who sold a property to us and are shown with their permission. We do not pay for reviews and we do not edit their meaning.

6. Your information and your consent to be contacted

How we handle what you send us is covered in the privacy policy, which is part of these terms. By submitting the form and checking the consent box, you confirm that the information is accurate and yours to share, that you own or are authorized to discuss the property, and that we may call and text you about your inquiry as described in the privacy policy. You can withdraw that consent at any time by replying STOP to a text or by telling us.

7. Acceptable use

You agree not to use the site or the form to send spam, false inquiries, malicious code, automated submissions, or anything unrelated to selling a property; not to attempt to access parts of the site that are not public; and not to interfere with the site's operation. We may block or rate-limit traffic that does any of these.

8. Ownership of the site

The text, photos, illustrations, logo and design of the site belong to Sembhi Real Estate LLC or are used with permission. You may read, print and share links to the site. You may not copy the site or its content for commercial use without our written permission.

9. No warranty

The site is provided "as is" and "as available." We work to keep it accurate, secure and online, but we do not promise it will be error-free, uninterrupted or free of viruses, and we disclaim all warranties, express or implied, including merchantability and fitness for a particular purpose, to the fullest extent the law allows.

10. Limitation of liability

To the fullest extent permitted by law, Sembhi Real Estate LLC and its owner, employees and contractors are not liable for any indirect, incidental, special, consequential or punitive damages arising from your use of the site or your reliance on information on it. Our total liability for any claim related to the site is limited to one hundred dollars ($100). Nothing in these terms limits liability that cannot be limited under Wisconsin law, and nothing in these terms limits either party's rights under a signed purchase agreement, which stands on its own.

11. Fair housing

We do business in accordance with the federal Fair Housing Act and Wisconsin and Illinois fair housing laws. We do not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, or any other protected class in deciding whether or on what terms to buy a property.

12. Governing law and disputes

These terms are governed by the laws of the State of Wisconsin, without regard to its conflict-of-law rules. Any dispute about the site or these terms will be brought in the state or federal courts located in Rock County, Wisconsin, and you consent to that venue. If you are a consumer, nothing here takes away protections you have under the laws of the state where you live.

13. Changes to these terms

We may update these terms from time to time. When we do, we will post the new version here and change the dates at the top. Changes apply to your use of the site after they are posted; they do not change any agreement already signed between us. If a change is significant, we will note it on the homepage for at least 30 days.

14. Severability and entire agreement

If any part of these terms is found unenforceable, the rest still applies. These terms and the privacy policy are the whole agreement about your use of the site. They do not replace or modify any purchase agreement.
